Real estate listing videos: what to show in 15 seconds
Buyers scroll listings on their phones, and a short vertical video puts your listing in front of people who weren't searching yet. You don't need a videographer for social posts: the listing photos you already have are enough for a strong 15-second video.
Four videos for every listing
One listing gives you at least four posts over its life, each with a reason to watch:
Just listed. The first and most important. Lead with the home's best feature.
- Just listed in North Park
- 3 beds, 2 baths
- A kitchen made for hosting
- Tour it this weekend
Open house. The date, the time and the address are the whole point.
- Open house Saturday
- 11 am to 2 pm
- 2418 Maple Street
New price. A price change is news. Say it plainly.
- New price
- Now $749,000
- 3 beds near the park
Just sold. For the next seller, not the last buyer: it shows you get results.
- Just sold
- 2418 Maple Street
- Thinking of selling? Let's talk
The shots that tell the story
Pick six to eight photos, and lead with the strongest one, not the front door:
- The best room or the best view. Often the kitchen, the living room with the light pouring in, or the backyard.
- The main living space, wide, from a corner.
- The kitchen.
- The primary bedroom.
- The outdoor space: a yard, a balcony, a view.
- One standout detail: a fireplace, built-ins, new floors.
- The front of the home, to close.
- The neighborhood, if you have it: a nearby park, the main street, the beach.
Bright, level, vertical photos work best on a phone. If you only have wide photos, the subject should sit in the middle of the frame, so a vertical crop keeps it.
When to make it 30 seconds
For a larger home or a luxury listing, a 30-second video gives you room for eight photos. Open on the hero shot, walk the main rooms in the order a buyer would see them on a tour, and finish on the front of the home with the open house time.
Words on screen: the facts buyers filter by
People scrolling decide in a second, so give them the facts they'd search for: beds and baths, one standout feature, the neighborhood, and the open house date and time. Show the price if your brokerage shows it on social.
Keep each line to a few words. "3 beds, 2 baths" beats "This charming three-bedroom, two-bath home".
Fair housing: describe the home, not the buyer
The Fair Housing Act applies to your social posts as much as to the listing. Describe the property and what's near it, and never suggest who should, or shouldn't, live there.
- Say "3 bedrooms, fenced yard, a 5-minute walk to the park."
- Don't say "perfect for a young family", "ideal for empty nesters" or "great for professionals".
Kinetix Promo checks every real estate script for wording like this before your video is made.
Your brokerage's name and your license number
Most states require real estate ads, social posts included, to show your brokerage's name, and some also require your license number. Check your state's rules and your brokerage's policy. In Kinetix Promo, put that line on your brand page once and it goes on every video.
Use photos you have the rights to
If a professional photographer shot the listing, check that your license covers social media and video, not just the MLS. Most do, but not all.
When and where to post
- Just listed: the day the listing goes live, on Reels, TikTok and Shorts.
- Open house: two days before, and again the morning of.
- New price: the same day the price changes.
- Just sold: after closing. It's the best ad for your next listing.
Put the same video on the listing's page, in your email to your sphere, and on your Google Business Profile, which takes videos up to 30 seconds.
